An unbroken funds trail plus evidence that the money has left the investor's control. Bank statements from the earning source through to the U.S. business account, the executed purchase agreement, closing statements, receipted expenditures on the enterprise, and any loan documents showing what secures them.
Two separate stories: where it came from, and where it went
Adjudicators read the funds question as a chain with no missing links. The first half traces origin: employment income with tax filings, proceeds from the sale of a property or business with the sale agreement and closing statement, an inheritance with the estate documents, a gift with a deed of gift and the donor's own source evidence. Round transfers between accounts with no explanation are where files stall.
The second half traces commitment: the signed purchase agreement, escrow instructions if used, the closing statement, wire confirmations, and receipts for deposits, equipment, licences, insurance and pre-opening costs. Loan paperwork must be included precisely because its terms determine whether the borrowed portion counts, so the security instrument should be produced rather than described. For the Kavanaghs, replacing seller financing secured on the resort with a loan against their Ontario home changes the analysis, and the mortgage documents then become part of the file.
